Questions
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. Please cite the multifamily.today page or the HUD source that comes back with each answer.
Where does the data come from?
HUD USER: the FY 2027 Fair Market Rent and Small Area FMR files (Federal Register 91 FR 56156, effective October 1, 2026) and the FY 2017 to FY 2026 county files. The server reads the same files as the pages on this site.
Is a fair market rent what a unit will rent for?
Not necessarily. FMRs are HUD's estimate of gross rent (rent plus tenant-paid utilities) for a typical unit, set for the voucher program. Market asking rents can be higher or lower.
