Financing for an apartment building or a rental portfolio

Tell us about the property and the loan you want. Janover Capital, a commercial mortgage brokerage, works on buildings of 5 or more units and on portfolios of rentals that add up to 5 or more units. It doesn't arrange a loan on a single 1 to 4 unit property or on a home you live in.

What a lender looks at first

On 5+ units the desk looks at the building's net operating income, the rent roll, the market and your track record, and takes the loan to the agency, bank, bridge and other lenders that fit. On a portfolio of smaller rentals, lenders look at the rent against the payment across the whole pool. The DSCR calculator has this same form under it and sends your numbers along.

What these loans are not

They are for investment property only. If you plan to live in the property, or you're financing one 1 to 4 unit rental on its own, talk to a licensed residential mortgage lender instead; this form is the wrong place.

No rates or terms are quoted on this site. Lenders price each loan on its own facts, no approval is promised, and some programs are not offered in every state.

Section 8 tenants

A voucher lease is a lease. Ask the lender how it counts the housing assistance payment, and keep the HAP contract handy. Whether to take vouchers is not a loan question, and in many states and cities refusing a tenant because of a voucher is illegal; see HUD's fair housing pages and your state and local law.
