Not a government site
Multifamily Today is published by Janover Capital LLC. It is not the U.S. Department of Housing and Urban Development (HUD), a public housing agency or any government body, and HUD has not reviewed or endorsed it. The rent figures are public data that HUD publishes on HUD USER. For voucher questions, contact your local housing agency or HUD’s Housing Choice Voucher program.
Fair housing
Nothing on this site is advice about which tenants to accept. The federal Fair Housing Act bars discrimination based on race, color, religion, sex, national origin, familial status and disability. Many states, counties and cities also bar discrimination based on source of income, which in many of those places covers housing vouchers, so refusing a voucher holder can be illegal where you own. Check the law where your property is, and see HUD’s fair housing pages.
Loans
Janover Capital LLC is a commercial mortgage brokerage. It does not make loans. Requests sent through this site are for business-purpose loans on investment property of 5 or more units (one building, or a portfolio with 5 or more in total), never for a home the borrower lives in. Janover Capital does not arrange consumer mortgages or loans on a single 1 to 4 unit property. Requests go to Janover Capital only; it shares one with a lender only when you ask it to pursue financing. No rate, payment or term on this site is an offer or a quote. Every loan is subject to the lender’s own review and approval, and programs are not available in every state.
Calculators
The calculators do arithmetic on the numbers you type. Their filled-in values are example inputs, not quotes or market data. Results leave out taxes on income, depreciation, appreciation, sale costs and many other things that matter, and a lender will run its own numbers. Talk to your own lender, accountant and lawyer before you act.
Data
HUD revises Fair Market Rents during the year in some areas, and this site can lag a revision. The figure that governs a voucher is the payment standard the housing agency adopts, which can differ from the FMR shown here. See the data page for sources and dates.
