Where every number comes from
Every rent on this site is copied from a file HUD publishes on HUD USER. Nothing is estimated or smoothed, except the national and state trend lines, which are population-weighted averages of HUD's own figures and are labeled that way.
The current year: FY 2027
HUD published the FY 2027 Fair Market Rents in the Federal Register on September 1, 2026 (91 FR 56156, FR Doc. 2026-17891). They took effect October 1, 2026, except in areas where HUD accepted a request to reevaluate them.
HUD's reevaluation list says FY 2026 figures stay in force, as of October 1, 2026, for Davenport-Moline-Rock Island IA-IL; Erie PA; Madison WI; Merrimack County NH; Milwaukee-Waukesha WI; Oxnard-Thousand Oaks-Ventura CA; Pinehurst-Southern Pines NC; Portsmouth-Rochester NH; San Luis Obispo CA; San Jose-Sunnyvale-Santa Clara CA; Santa Ana-Anaheim-Irvine CA; Santa Maria-Santa Barbara CA; and ZIP codes 03766 and 03784 in Grafton County NH. Those areas show their FY 2026 figures here, marked R. HUD expects to post revised FY 2027 FMRs for them in April 2027.

For each past year the newest file HUD lists is used, which is the revised file where HUD published one, because it holds the final value for every area. Each file's size and SHA-256 hash are recorded in the site's data folder.
How it is checked
A script re-reads every downloaded HUD spreadsheet and compares each number with what the site publishes: 52,280 county-year records and 51,871 ZIP rows, with no mismatches on October 24, 2026. 124 history cells are blank because HUD changed that place's code during the period, for example Alaska's Chugach and Copper River census areas, which replaced Valdez-Cordova.
Things to know before you use the numbers
- An FMR is the 40th percentile gross rent, rent plus utilities, for recent movers into standard-quality units (24 CFR 888.113). It is not the median rent and not what your unit will rent for.
- HUD sets one FMR per metro FMR area and one per nonmetro county. Counties in the same metro area share a number, so state pages list each HUD area once.
- New England (Connecticut, Maine, Massachusetts, New Hampshire, Rhode Island, Vermont) is published by town. Connecticut moved from counties to planning regions in FY 2023.
- A ZIP code can sit in more than one HUD area, with a different Small Area FMR in each. The lookup shows every pair. HUD's ZIP file has no state column, so the site assigns a ZIP to a state from its HUD area, using the Census Bureau's 2020 ZIP Code Tabulation Area to county file where an area crosses state lines. No rent comes from that Census file.
- History is HUD's final value for each fiscal year. HUD's methods changed over the decade, so part of any change is method, not market. HUD will not let an FMR fall more than 10% in a year (24 CFR 888.113(b)).
- HUD's list of mandatory Small Area FMR areas (August 2024) gives Cleveland as "Cleveland-Elyria, OH MSA", code METRO17460M17460. HUD's FY 2026 and FY 2027 files carry the same five counties as "Cleveland, OH HUD Metro FMR Area", METRO17410N17460. This site treats them as the same mandatory area.
- State medians are not weighted by population; New England medians lean on small towns. The trend lines are weighted by HUD's 2024 population column, held constant across years.
How it stays current
The data folder's refresh script downloads HUD's files with their published URLs, rebuilds every state and ZIP file, re-runs the check above and republishes. It is rerun when HUD posts revised FY 2027 figures for the areas under reevaluation (expected April 2027) and again when HUD publishes the FY 2028 FMRs (the FY 2027 notice came out September 1, 2026).
Download the data
Both tables are free to download as CSV or JSON. They hold the same HUD figures the site shows, rebuilt from the same files every time the data is refreshed, and the file names stay the same from year to year so a script can point at them.
| Table | Files | Rows | As of |
|---|---|---|---|
| HUD Fair Market Rents by county and New England town, FY 2027, with FY 2017-FY 2026 history | CSV (1.7 MB) · JSON (5.8 MB) | 4,764 | FY 2027, effective October 1, 2026 |
| HUD Small Area Fair Market Rents by ZIP code and HUD area, FY 2027 | CSV (6.8 MB) · JSON (18.7 MB) | 51,871 | FY 2027, effective October 1, 2026 |
JSON files are arrays of flat records with the same columns as the CSV. manifest.json lists every file with its row count, source and key column.

API
Every endpoint is a plain GET with no key.
/data/downloads/manifest.json: the download list above, machine-readable./data/zip3.json: maps each 3-digit ZIP prefix to the state files that hold ZIPs starting with it./data/zips/<ST>.json(for example /data/zips/DE.json): one state's ZIPs, each a list of[HUD area code, [FY 2027 SAFMR 0-4 BR], optional [FY 2026 SAFMR still in force]], plus each HUD area's name and FMR. This is what the ZIP lookup reads./api/live?ids=UST10,UST5,SOFR: the latest 10-year and 5-year Treasury par yields (U.S. Treasury) and SOFR (New York Fed) with their dates, a week-ago and month-ago reading, and the publisher credit.
